Cabarrus County Governmental Center

Cabarrus County selected us to be the Construction Manager at Risk for this complicated renovation.  During the design development phase, our team was brought on board to provide a constructability review and a DD budget.  The existing skylights were leaking, and the glass panels were continually cracking.  We removed the skylights and installed a new roof structure with vertical glazing to allow light to enter the rotunda.  The most challenging aspect of this project was completing this work after hours while also maintaining a water-tight, clean, and safe rotunda area.  The rotunda is part of the required exit path for the entire building, and it could not be isolated and shut down.  The project experienced delays related to COVID-19 and existing conditions, but the final project cost came in 7% under the GMP.
